A decade ago, data-centre site selection began with fibre and real estate. Today, it begins with megawatts. The largest AI campuses now require power on the scale of a mid-sized city, and the time it takes to secure a grid connection can exceed the time it takes to build the facility itself.
Convergence
This has created a new category of investment — power-to-compute — in which energy generation, transmission and digital infrastructure are planned, financed and operated as an integrated system. Campuses are being co-located with generation, including renewables paired with storage and, increasingly, nuclear power.
What it takes
- Origination of powered land with credible interconnection pathways.
- Energy procurement and, where needed, on-site or adjacent generation.
- Design for high-density compute, including liquid cooling.
- Long-term contracts with hyperscale and AI tenants to underpin capital deployment.
The future data centre is a power plant with servers attached.
Few investors are organised to underwrite energy and digital risk in the same deal. Blacksaila was built for precisely this convergence: our energy, nuclear and digital teams operate as one integrated platform.
